| | Education and Associations | | I graduated with a BS degree in Nursing from Loma Linda University, and worked as an RN for over 18 years. I am also a licensed Realtor and have many years of experience in Real Estate. I have been working full time in Real Estate for the past 3 years. | | A little bit about me | | I love films, music, art, planning social events, community activities, walking, the beach, and traveling with friends and family. I have been married to a wonderful man named Sergio for 18 years and I have 2 amazing kids, Ivan, who is 16 and Andoni, 7 years old. My dog Kika is a rescued dog from Mexico and she is part of the family. I am a member of the Cuban Club and the House of Spain of San Diego. I belong to other Social Organizations, including the Hispanic Realtors Association. I participate in activities at church and at some Community Centers who provide assistance to the less fortunate in our beautiful city. |
| | What I can do for you if you are a buyer. | 1- I can provide you with pertinent information about the Real Estate market. 2- Connect with your loan broker to start the process of buying, or introduce you to several excellent loan brokers who will find you the best possible loan without having to pay points for the loan. 3- Meet with you and your family to determine what are your needs and wants. 4- Meet with your family and your loan broker to determine what is your price range. 5- Provide you with facts and information on the neighborhoods you are considering, or help you to find the neighborhoods you can feel comfortable at within your price range. 6- I will send you information on homes in the neighborhoods you chose at your price range for you to look at and critique. In that way, I can learn better what works best for you. 7- You will choose a few and I will preview them to make sure they are what you are looking for and want. 8- I will choose 3-6 homes that reflects your ideal home. 9- I will help you write an offer for the chosen house, and I will negotiate for you to get you the best deal possible. ( I am very good at this) 10- It can take weeks before everyone agrees with all the numbers of the offer. Upon acceptance, I will help you start the process of escrow and I will inform you of steps that will follow, as well as constant updates during the process. 11- I will make sure that all the paperwork is reviewed before you get them and I will gladly sit down with you and go through all the forms, explaining everything until you are comfortable signing them. 12- I will arrange the inspection of your future home with an acredited inspector or contact your inspector if you already know one. 13-I will communicate with your loan broker regularly to make sure your loan is being approved accordingly, and that the appraisal of the house is done. 14- I will examine the appraisal report together with your loan broker to make sure that you are not paying too much for the house. If that was the case, then, I would re-negotiate the price with the seller and his Realtor or allow you to get out of the transaction. 15- I will assist you to find a hazard insurance that provides good coverage in case of the fire, etc. 16- I will make sure that the seller provides you with a home warranty for a year and that he/she pays for your hazard insurance for a year. 17- I will be in close contact with your escrow officer, you title officer, you loan broker, your appraiser, your inspector, your insurance agent, your warranty agent, the seller, his/her Realtor, and all the other professionals that have to do with your transaction. 18- I will review the termite report and the title report before I presented to you, to give you the most accurate information possible. If there are problems like a cloud in title or an extensive list of termite problems, I will communicate with all people involved in the process and try to fix them before escrow closes without cost to you. 19- I will review the inspector's report and explain to you all the improvements recomended by the inspector. I will negotiate with the seller and his/her agent so that the mayor improvements can be made prior to close of escrow. 20- I will walk the property with you prior to close of escrow to make sure the repairs have been made. 21- I will sit you through your signing of loan papers if you so desire. It will happen either at the escrow office or in front of a notary public. I will help you call the city to connect the gas & electric, the phone, etc under your name. 22- I will notify you as the last few steps happen, like conditions prior and post docs signing ( loan documents), all the monies are in escrow, escrow closes and sends documents to record your name as the new owner. The recording officer calls me and notifies me that you are the owner of your dream home, and I call you to let you know and to meet you to give you the keys. 23- I love to keep in touch with my clients, and if you let me, I will be there as you need me for questions, concerns, information or referrals. After all among my clientele I have gardeners, carpet-flooring specialists, roof and construction, handy men, etc. 24- I will send you a magazine from Century 21 about new ownership and interesting house matters for a period of 3-5 years. You will hear from me occationally. 25- I will always be proud of your acomplishment. Your home is the American Dream! |
| | What I can do for you as a seller. | 1- I will provide you with a comprehensive market analysis considering the active, in escrow, and sold properties in your neighborhood which compare with your home. I will provide you with a report with pictures and information on the comparables. 2- I will provide you with my market plan. 3- Our world-wide company (Century 21) provides you with the security of service excellence as well as legal protection by using CAR forms and experience escrow personnel as well as any other related services. 4- We are a full service agency and as such we request a 6% comission which we will share with the buyer's agent equally. 5- We'll provide all services related to the sale of your property with little to no cost to you related to promotion and exposure of the listing. We will make sure the the costs related to the sale are dsiclosed to you prior to escrow. 6- We can provide an estimate of your capital gain prior to entering escrow upon your request. 7- We will conduct Open houses, and brokers caravans. We will include your property in the multiple listing as well as Realtor.com, and it will be also advertised in many popular websites such as craigslist.com, backpage.com and others. It will also be showcased at our Century 21 Carole website as well as my own. It will show as a power point presentation for all to see at our Hillcrest Office location, and it will be sent to personal contacts in and outside the field of Real Estate. 8- My personal cell phone number will be advertised together with the property listing for all to call at any time. It makes a big difference when a Realtor answers her/his phone consistently. I will personally take the clients to see the property and I will show them the benefits and great qualities of the property. 9- At all times you the seller, and whoever else you determine, will be notified of developments related to the sale of the home. You are also free to conctact me any time in case of questions or concerns related to the sale. 10- I will walk you through the whole process until escrow finishes. I will be available for you after the sale is done. I believe in relationships and I will be happy to be your Realtor for life. |
